Silicone Roof Coating
Pick silicone when parts of the steel roof hold water for a day or more after rain.
Grand Island silicone roof coatingMetal Roof Coating
As a Grand Island commercial metal roof coating contractor, we restore exposed-fastener and standing-seam steel roofs by priming rust, resealing laps, and coating the whole surface.

Panel gauge checked on every roof
Oversized screws for stripped holes
Reinforced mastic at every lap
Work staged around your hours
Grand Island commercial metal roof coating fits steel roofs that are still solid. Match your roof to a row to see where it usually lands.
| Roof Condition | Coat As Is | Repair First | Replace |
|---|---|---|---|
| Faded finish, tight screws | Usually fits | Rarely fits | Rarely fits |
| Rust bloom on laps and screw heads | Sometimes fits | Usually fits | Rarely fits |
| Dried sealant at end laps | Rarely fits | Usually fits | Rarely fits |
| Hail dents with no holes | Usually fits | Sometimes fits | Rarely fits |
| Soft spots or wet insulation below | Rarely fits | Sometimes fits | Usually fits |
Steel roofs fail at a few predictable spots. Each one below is repaired during preparation, so the coating goes over a closed roof.
Rust that follows the purlin lines often starts where condensation drips back onto the panels. Interior checks show whether the steel is rusting from both sides before we price a coating.
Neoprene washers under each screw head harden and split after years of UV. Every screw gets checked, and loose or stripped ones are swapped for a larger diameter with a fresh washer.
End laps near the eave take the most water, and their sealant fails first. Crews clean the lap, apply butyl or mastic, and embed fabric so the joint flexes without opening.
Fiberglass skylight panels and pipe boots age faster than the steel around them. These get resealed or replaced before coating, since coating over a cracked skylight hides the leak for one season.
Snow melt and rain that collect at a flat eave or box gutter soak lap sealant week after week. Those strips get extra coating build, or silicone where water sits.
Ridge caps, rake trim, and gutter straps loosen in Nebraska wind. Refastening trim before coating keeps the new film from cracking where loose metal flexes.
Three systems go over commercial metal roofs here. Drainage, insulation, and the season of the work decide between them.
| System | Best On | Prep Before Coating | Recoat Path |
|---|---|---|---|
| Silicone | Panels with low spots, flat gutters, or ponding at the eave | Wash, rust primer, lap sealant, adhesion test | Silicone over silicone |
| Acrylic | Sloped panels that drain fast, applied in warm months | Wash, rust primer, reinforced laps, two passes | Acrylic recoats bond well |
| Spray Foam + Coating | Roofs that need insulation or a flatter, sloped surface | Dry deck, wet insulation removed, overspray masking | Recoat the top coat, keep the foam |
Coating a solid steel roof changes how the building handles rain, sun, and the next decade of upkeep.
Restoration keeps the existing panels, so the building stays dry and in use and the scrap steel stays out of the landfill.
Priming rust while it is still on the surface stops the spread at laps and screw holes, which protects steel that would otherwise need cutting out later.
Hundreds of screw heads and every lap get sealed under one coating, which closes the small openings where metal roofs leak first.
A white or light gray finish reflects summer sun that weathered steel would absorb, which helps shops and plants with little insulation.
Call us before the next storm. We will walk the screw rows, mark what is loose or stripped, and explain what fixing them before coating involves.
(402) 407-4082The order matters on steel. Rust and loose screws get handled before any coating touches the roof.
Every panel run gets walked and photographed. We measure panel gauge, probe rusted laps, and look up from inside for drips, daylight at seams, or wet insulation.
Pressure washing removes chalk and dirt. Loose scale is ground or brushed off, and a rust-inhibiting primer goes on bare steel and every rusted lap.
Loose screws come out and larger ones go in with new washers. Laps and trim get reinforced sealant so joints stay closed when panels move in heat and cold.
Coating is sprayed or rolled to the specified mils, with extra build at seams and screw rows. Thickness is tested as we go, and we walk the finished roof with you.
Some roofs need a different system than straight metal coating. These pages explain when.

Price
Plan on roughly $2.50 to $4.00 per square foot. Big, open warehouse roofs with few penetrations sit toward the low end.
The number rises with heavy rust, failed lap sealant, lots of curbs and vents, wet insulation, or a third coat. It stays a planning figure until the roof is walked and measured.
Limits
Wide rust-through, soaked insulation, or panels that flex under foot mean coating is the wrong fix.
A coating seals the surface and adds no strength. Scattered rust holes and loose screws can be repaired first, while widespread perforation calls for panel replacement at about $5 to $8 per square foot.
Rust Prep
Treatment starts with a pressure wash to clear dirt and chalking from the panels.
Loose rust is then ground or brushed off, bare and rusted spots get a rust-inhibiting primer, and the primer cures. Laps, seams, and screws get reinforced sealant or fabric, and coating waits until all of it is dry.
Coating Choice
Exhaust, drainage, and foot traffic on that roof decide it.
Silicone handles standing water and UV, though it loses grip where oily exhaust settles. Acrylic fits well-drained panels and needs warm, dry days to cure. Grease or chemical exhaust near vents calls for a special primer or another chemistry in that zone.
Restoration
Restoration renews the panels already on the building instead of tearing them off.
It covers cleaning, rust treatment, screw replacement or sealing, seam reinforcement, and a fluid-applied coating over the full roof. The building stays in use, old panels stay out of the landfill, and the steel has to be structurally solid for it to apply.
Hail
Walk it soon after the storm, looking for cuts in the film, dents at seams, and loosened screws.
Hail can crack coating and expose bare steel, which rusts fast. Dated photos help with any insurance review, and damaged spots get cleaned, primed, and recoated before water works under the surrounding film.
