Choosing
Which metal roof coating service fits my building?
Drainage, insulation, and roof material decide it more than anything else.
Steel that drains well takes metal coating with acrylic or silicone; steel with ponding leans to silicone; cold, uninsulated buildings point to foam; and asphalt shingles get shingle coating or replacement. The inspection confirms which one.
Mixing
Can one building have two different coating systems?
Yes. Many plants get silicone on the flat gutters and low sections and acrylic on the pitched panels.
Each system is applied to its own section with clean transitions at the seam between them. The two are recorded so later recoats use the right material in each area.
Order
Do repairs and coating happen in one job?
In most cases, yes. Screw replacement, lap sealing, rust priming, and small panel patches are part of the coating job.
Larger repairs such as replacing many panels or removing wet insulation are priced separately so you can see what the roof needs before it is coated.
Upkeep
What upkeep does a coated roof need?
A walk each spring and after every hail storm, plus cleaning drains and gutters twice a year.
Cuts and scuffs near rooftop units get touched up before water reaches the steel. Every system can be cleaned and recoated when the film wears thin, without tearing off the roof.
Planning
How far ahead should coating be scheduled?
Plan a season ahead for acrylic, since it needs nights above freezing.
Silicone and foam have their own weather limits. Calling in late winter gives time for the inspection, any repairs, and a spot on the spring or summer schedule.
Price Range
How do prices compare between the coating systems?
Metal, silicone, acrylic, and shingle coating all plan out at about $2.50 to $4.00 per square foot. Full spray foam systems sit closer to the $5 to $8 replacement range.
Within each range, rust depth, screw and lap repairs, roof size, access, and the number of coats set the final number.
Records
What should I have ready before the roof walk?
A rough roof size, notes on where it leaks, and any past repair invoices.
Photos of ceiling stains or drips during rain help a lot. If the building has had hail claims, the dates help us read old damage on the panels.
Disruption
Does coating shut down the building underneath?
No. Coating happens on top of the existing roof, so the building stays open and dry.
Pressure washing and grinding are the loud steps and get scheduled around your hours. Fan intakes near spraying are shut off for short periods, and we tell you when ahead of time.
